This research could be done by 2D drawings, 3D Renderings, or even VR experiences.
Introducing and collaborating with trades and engineers that are needed to achieve the proposed design options.
Design Development
Develop the chosen option into drawings and specifications.
Coordinate with all necessary trades and engineers to further refine the design to fit the expectations.
Provide a preliminary cost estimation for the whole project with the trades involved.
Construction Documents
Coordinate the drawings and specifications with all the consultants and trades.
Further detail the drawings and specifications to a level that makes them ready for permitting and construction.
Help with submitting the documents to the required departments.
Work with the contractors if they are selected by the owner in this stage of the project.
Revise the documents as needed.
Bidding and Negotiation
Prepare bid documents as needed by the ordinance.
Distribute plans and bid documents to interested bidders and keep a record of plan holder’s list.
Conduct a pre-bid meeting if needed.
Respond in writing to questions from bidders and prepare addenda as necessary.
Help with reading and understanding the price for bids.
Analysis of contract proposals by evaluation of bids based upon bidders’ qualifications, compliance with bid requirements and price, and make a recommendation of award.
Construction Administration
Conduct a pre-construction meeting and regular construction progress meetings.
Monitor and observe the work on field as requested or needed to make sure it is coordinated with the drawings.
Review submittals, cut sheets, requests for Information, and punch lists.
Create a log to coordinate, review, and process requests for payments & change orders.
Provide construction field sketches.
Help read and understand payments, warranties, substantial completion certificate and other closeout related items.
